The 20,000 SF Room & Board Home Furnishings store is a remodel to an existing concrete double ‘T’ warehouse building type.

Room & Board's design philosophy is deeply rooted in simple, clean modernist beliefs.  The final design explores and reinforces this attitude by working within the rational module of the existing concrete bearing walls.  With budget and structure being the driving force, an innovative approach to materials and finishes was necessary.  The design parti incorporates a bookend strategy, linking two end volumes with a transparent central bridge.    The 2 volumes were seen as anchors to the overall site, which allowed the 'linking' element to become more transparent. The 2 volumes, clad in stone at one end and zinc flat lock shingles at the other, kept the existing structure intact. The center section replaced the existing concrete panels with a steel and glass system that allows for ample daylight and display area at a pedestrian level.

The site is layered from street to building with urban interventions designed to screen and obfuscate the parking so it becomes an auto court and plaza.  Adjacent to the building is a strip of planting creating a visual screen between parking and building while visually extending the interior.

Critical to the success of the project was the Design Build delivery process with Palace construction as the design build contractor.
